The real differences are structural, and there are two of them. Al Furjan has a working metro station; Town Square does not. And Town Square's prices are climbing more than three times faster. Which matters more depends entirely on why you are buying.

Al Furjan: The Metro Is the Argument
Al Furjan's defining feature is connectivity. It has its own Dubai Metro station on Route 2020, the Red Line extension that opened on 1 January 2021 (RTA). Among affordable family communities, that is rare: most of the cheaper districts in this price band, Town Square included, depend entirely on the car. It is a Nakheel masterplan of villas, townhouses and apartments (Nakheel).
Al Furjan's units are also larger. A one-bedroom there has a median size of 77 square metres against Town Square's 58, and its median ready price is higher (AED 1.28 million against AED 1.15 million) despite a lower price per square metre. You are buying more floor area per dirham, in a more established, better-connected location.
The cost of that is weaker price momentum: ready resale up just 1.7% year on year, from AED 13,701 to AED 13,931 per square metre. Al Furjan is a mature, stable market, not a fast-appreciating one.
Town Square: Faster Growth, No Rail
Town Square is a Nshama masterplan built around a large central park, aimed squarely at families (Nshama). Its units are more compact, and its entry price is lower in absolute terms (median AED 1.15 million).
Its standout number is price momentum: ready resale up 5.5% year on year, from AED 13,867 to AED 14,635 per square metre, more than three times Al Furjan's rate and one of the stronger moves in the affordable segment. That reflects a district still being absorbed and gaining popularity, but it comes with a hard limitation: no metro, and no confirmed station on any published line. Town Square is a car-dependent community, and that is unlikely to change on the horizon a buyer can plan around.
The Yield Detail Diverges
The district-level yields are near-identical, but the unit-type breakdown tells different stories.

Al Furjan's studio is the single highest-yielding unit across both districts at 8.67%, but its one-bedroom drops sharply to 6.55%, because Al Furjan one-bedrooms are large (77 square metres) and priced accordingly. Town Square's one-bedroom holds up better at 7.13% precisely because it is smaller and cheaper. So the "best-value unit" answer flips by district: in Al Furjan it is the studio, in Town Square the one-bedroom is more competitive.
How to Choose
Choose Al Furjan if connectivity matters: a metro station, larger units and a more established location. It suits a buyer who wants their tenant, or themselves, to be able to reach Dubai Marina, the airport corridor or Expo City without a car, and who values space per dirham. On yield, target the studio (8.67%).
Choose Town Square if you want the lower absolute entry price, a family-park lifestyle and exposure to a district whose prices are growing faster. It suits a buyer comfortable with full car dependence and drawn to the +5.5% momentum, with the one-bedroom as the better yield unit.
The trade is clean: Al Furjan sells access, Town Square sells growth and a lower ticket. Neither yield advantage is real at the district level; the decision rests on metro versus momentum.

Methodology. Prices are medians of DLD-registered ready resale transactions (Existing Properties, residential units) for 2026 year to date, grouped by master project (Al Furjan and TOWN SQUARE). Year-on-year change compares the 2026 median AED/sqm with the 2025 full-year median on the same basis (Al Furjan n=819 in 2025, 351 in 2026; Town Square n=812 and 403). Yields are gross: median new-lease annual rent per square metre divided by median resale price per square metre, new contracts only from the 12 months to June 2026, residential flats. Service charges, vacancy and management costs are not deducted.
