Propick pulled and cross-matched two official Dubai Land Department datasets published on the DLD Open Data open data platform: dld_transactions, which records every registered sale, and dld_rent_contracts, which records every Ejari tenancy contract. Matching ready-villa resale prices in Arabian Ranches against new Ejari rents in the same community, and doing the same at the community level for Dubai Hills Estate, produces a gross yield figure grounded in actual registered deals rather than a listing-portal estimate.
The headline: Arabian Ranches is the established, more affordable villa buy at a median AED 6.65 million, priced at AED 15,145 per sqm, but yielding a comparatively modest 4.4%. Dubai Hills Estate trades at roughly 65% more per square metre (AED 25,022) yet posts a materially higher 6.1% gross yield, a gap driven by a newer, amenity-dense master plan that commands both a price premium and a rent premium from tenants who want the mall, golf course and schools on their doorstep.

The Arabian Ranches row is a villa-only figure: the community's DLD-registered stock is almost entirely villas and townhouses, so the median price, rent and yield above describe the actual house a family would buy. The Dubai Hills Estate figure is a community-wide median, because Dubai Hills' registered transactions span villas, townhouses and apartments across multiple sub-districts (Golf Place, Maple, Sidra, Parkway and others), and our DLD sample does not isolate a villa-only sub-set large enough to report separately without a small-sample distortion. The true villa-to-villa price gap is therefore likely wider still, since Dubai Hills' cheaper apartment stock pulls its blended median down relative to its standalone villa pricing.
Where Dubai Hills' 6.1% yield sits citywide
Dubai Hills Estate's 6.1% gross yield is not an isolated number. It sits in the upper-middle tier of Dubai's major master communities, well above prime waterfront addresses and just behind the newest, highest-turnover districts.

Arabian Ranches does not appear in this citywide table because it is a low-rise, villa-only community with a comparatively small annual transaction count next to apartment-dominated districts like JVC or Business Bay, which is why we report it separately with its own villa-specific figures. At 4.4%, Arabian Ranches yields below every community above, the expected trade-off for a mature, low-density villa community: land value and scarcity of standalone houses, not rental turnover, has historically driven returns here.
Maturity: two decades apart
The gap in yield and price tracks a gap in age and master-plan design. Arabian Ranches was launched by Emaar in December 2004, one of the first large-scale gated villa communities in Dubai, built across roughly 6.5 million square metres and organized into 15 gated sub-communities around an 18-hole golf course designed by Ian Baker-Finch in association with Nicklaus Design. Two decades of maturity mean established landscaping, a settled resident base, and schools already embedded in daily life, including Ranches Primary School inside the community itself, alongside GEMS Metropole School and Jumeirah English Speaking School nearby.
Dubai Hills Estate is a different generation of master plan. Announced in 2013 as a joint venture between Emaar and Meraas Holding, and delivering its first villas in mid-2016, it spans roughly 11 million square metres, built around an 18-hole championship golf course designed by European Golf Design and anchored by Dubai Hills Mall, which opened with more than 650 retail outlets. The master plan includes three schools, among them GEMS Wellington Academy and GEMS New Millennium School, plus 1.45 million square metres of parks and a 54km cycling track. Arabian Ranches was built for the standard of a generation earlier: a gated villa cluster with its own club, golf course and schools, but without a mall at its center.

For a family buying to live in the home rather than to invest, Arabian Ranches offers the lower entry price, established greenery, and schools that have operated inside the community for close to two decades, at the cost of a mall and retail experience that sits outside the community rather than at its heart. Dubai Hills Estate asks for a larger up-front commitment, roughly 65% more per square metre on the blended community median, but delivers a newer product with a mall, a larger schools footprint and more contiguous parkland from day one. That positioning is exactly what shows up in its higher rental yield: tenants pay more, relative to purchase price, to live inside that ecosystem than for an equivalent villa in an older, golf-course-only community.
Neither figure makes one community objectively "better." A family with a fixed budget and children already enrolled nearby may find Arabian Ranches' lower entry price and settled community life more practical. An investor or family weighting long-run amenity growth and rental demand may prefer Dubai Hills Estate's higher yield and newer master plan, accepting the higher entry price as the cost of that positioning.

- Scope: ready (completed) villas for Arabian Ranches; ready, all-product-type resales at the community level for Dubai Hills Estate, since a villa-only sub-set large enough to report separately was not available in this sample. Off-plan launch prices are excluded from the price side of the calculation; Dubai Hills' 62% off-plan share is reported separately as a market-activity indicator, not as an input to price or yield.
- Grouping: transactions and rent contracts are grouped by DLD's master_project field, using up to the 1,000 most recent records per community from dld_transactions and dld_rent_contracts.
- Price and rent: median resale price per square metre and median new (non-renewal) annual Ejari rent per square metre for ready units.
- Gross yield: median annual rent per sqm divided by median ready price per sqm, before service charges, agency fees or vacancy.
- Acquisition cost: both communities carry the standard 4% DLD registration fee, in practice almost always paid in full by the buyer at the point of transfer of ownership.
