The headline is not flattering to villas as an income asset. Gross yield across this set runs from 4.4% to 6.9%, well below the 7% to 9% apartment communities like Dubai Sports City, JVT and Remraam post in Propick's wider community data. Villas here are a different asset class: land, privacy and a settled resident base, not monthly cash flow.
Who a villa community suits, and who it doesn't
For a strong cash-on-cash return, none of the six communities below is the right shopping list; look instead at apartment-led districts such as Dubai Sports City (8.7%), JVT (7.8%) or Remraam (8.9%). For a family home with a garden, a golf-club or clubhouse lifestyle, and a long hold built around capital preservation, these six are exactly the right list, and the differences between them are mostly about maturity, plot size and how much new supply is still being built.
Three of the six carry small resale samples worth flagging up front: The Villa (n=140), Jumeirah Golf Estates (n=271) and Mudon (n=446), all smaller than the roughly 1,000-transaction samples behind most other community medians. Treat their figures as directionally right rather than precise to the dirham.

Read that table by total ticket, not by the per-square-metre column alone. The Villa has the lowest price per square metre of the six (AED 10,752) and the highest median ticket (AED 7.46 million): large, mature Mediterranean-style plots mean you pay for land area, not a premium rate per metre. Arabian Ranches shows the same pattern at a smaller scale. DAMAC Hills sits at the other extreme, a genuinely mixed masterplan where thousands of apartments pull the community-wide median down to AED 1.9 million even though standalone villas in clusters like The Trump Estates and Cavalli Estates sell for considerably more. Dubai Hills Estate's gap is worth naming directly: our figures capture the whole community, so we cannot report a clean villa-only median for Golf Place, Sidra or Maple, only that it sits comfortably above the blended AED 25,022/sqm figure.
Rental yield and the investor case
Gross yield across the six ranges from DAMAC Hills at 6.9%, the highest in this set, down to Arabian Ranches at 4.4%, the lowest. Jumeirah Golf Estates (6.4%) and Dubai Hills Estate (6.1%) sit in the middle, with Mudon at 5.6% and The Villa at 4.7% below them.
The pattern is not random. DAMAC Hills and Dubai Hills Estate post the strongest yields precisely because their community-wide numbers are diluted by apartment stock, which rents more efficiently per square metre than a private villa plot ever does. Arabian Ranches and The Villa, the two most purely villa-only communities here, land at the bottom, a full two points below the apartment-heavy communities in Propick's wider dataset. Mudon and Jumeirah Golf Estates fall in between: still substantially villa stock, but without the scarcity premium of an original, fully mature Emaar or Dubai Properties footprint. None of this makes villas a bad purchase; the return here is meant to come from capital preservation and lifestyle, not the rent cheque.

Dubai Hills Estate and DAMAC Hills are still under active build-out, so a meaningful share of current deal flow is developer sales on a payment plan, with the usual construction-timeline and handover risk that implies. Arabian Ranches and The Villa sit at the opposite pole: fully delivered, essentially zero off-plan supply, and a resale market that is by definition thinner and slower-moving. Mudon and Jumeirah Golf Estates land in between, mostly resale with a small trickle of newer phases.
Lifestyle, connectivity and schools
- Arabian Ranches: Arabian Ranches Golf Club, an 18-hole course by Ian Baker-Finch with Nicklaus Design, plus the Dubai Polo & Equestrian Club next door. Ranches Primary School sits inside the community. No metro; Emaar cites roughly 20 minutes to Dubai Marina and 25 to Downtown (Emaar).
- The Villa: Mediterranean and Spanish-style villas in Dubailand, next to Dubai Autodrome, the motorsport circuit and karting venue anchoring the neighbouring Motor City district. No metro station; road access only.
- Mudon: family-oriented villas and townhouses in the same Dubailand corridor as Arabian Ranches and Motor City, with community parks and cycling tracks built into the plan. No metro station.
- Jumeirah Golf Estates: in Me'aisem 1 off Sheikh Mohammed Bin Zayed Road, the connectivity outlier of this set: it has its own Dubai Metro station on Route 2020, the Red Line extension opened ahead of Expo 2020, the only community here with rail access on-site (RTA, Dubai Metro). The line is unmistakable once every community sits on one table: yield falls as land scarcity and prestige rise, not as price rises in a straight line. Remraam, fully delivered and priced under AED 10,000/sqm, posts the highest yield in the entire set at 8.9%. Arabian Ranches and The Villa, priced similarly or lower per square metre, post some of the lowest yields, because their price is driven by plot size and privacy rather than a dense, actively-turning rental pool.
Buying costs and a practical takeaway
Whichever of these six you buy into, the government charge is the same: a 4% DLD transfer fee, paid in practice by the buyer on Dubai's secondary market (Dubai Land Department, Property Sale Registration). With villa tickets from under AED 2 million in DAMAC Hills' blended stock to over AED 7 million in The Villa, that fee alone is a six-figure line item on the higher end, so budget for it before you shortlist.
If you want yield, none of these six is the answer; look at apartment-led districts instead. If you want a garden, a golf-club or family-park lifestyle, and a long hold, Jumeirah Golf Estates offers the villa set's best connectivity thanks to its on-site Route 2020 metro station, Mudon the cheapest entry on a decent sample, and Arabian Ranches and The Villa the most maturity and scarcity, at the cost of yield and liquidity. DAMAC Hills posts the highest headline yield in the set, but treat that as an apartment-diluted figure rather than a connectivity story: the community is car-dependent, with no metro and roughly a 39-minute drive to Dubai International Airport.
