What You Can Buy in Dubai by Budget: 600k to 5M+ AED

Ask five Dubai brokers what a given budget buys and you get five answers, shaped by whatever each happens to be listing that week. The Dubai Land Department's own transaction registry has no such bias. It simply records what people actually paid, unit by unit, community by community.

Propick pulled ready-resale medians, gross yields, off-plan share and 2026 year-to-date transaction volume for sixteen of Dubai's most-traded communities from DLD's open datasets and lined them up by ticket price, from a AED 610,000 JVC studio to a AED 6.65 million Arabian Ranches villa. Here is what each rung of that ladder actually buys, and what you give up to get it.

Under AED 800k: the highest yields on the market

This band is where Dubai's rental math works hardest. Dubai Sports City posts the highest gross yield in this dataset, 8.7%, on 10,117 AED/sqm and a typical ticket around AED 660,000. Dubai South, the free-zone district anchored by Al Maktoum International Airport and Expo City Dubai, follows at 7.2% yield on a AED 776,000 median. A JVC studio, at roughly AED 610,000, is the cheapest entry point of the three, though its 6.9% community-wide yield trails the other two. The trade-off is supply: off-plan share runs 63% in Dubai Sports City and 76% in Dubai South, so buyers here are underwriting a still-developing neighborhood as much as a specific unit.

AED 1.0M-1.5M: where volume peaks

This is Dubai's busiest resale stretch. JVC alone recorded 5,583 residential sales in 2026 year to date, roughly double the next most active community, spanning studios at AED 610,000 to 1BRs at AED 1,000,000. JVT posts the highest yield in this band, 7.8%, on a AED 1.15 million median, though 83% of its deals are still off-plan. Town Square (AED 1.42 million, 6.7%), Meydan (AED 1.46 million, 6.3%, a striking 93% off-plan share) and Al Furjan (AED 1.5 million, 6.9%, the lowest off-plan share of the group at 52%) round out the tier, each trading a villa-and-townhouse mix rather than JVC's high-rise stock. Stretch to AED 1.9 million and DAMAC Hills opens up, still a 6.9% yield, but with the smallest 2026 volume of the group at 799 sales, a more mature, less active resale pool.

Where the bands blur: studios undercut townhouses

A neat ladder implies price rises with neighborhood prestige. Split by unit type and it does not. A Marina studio has a median of AED 1.06 million, cheaper than Town Square's AED 1.42 million townhouse-era median. A Downtown Dubai studio, at AED 1.175 million, even undercuts Al Furjan's AED 1.5 million villa-and-townhouse ticket. Unit type, not neighborhood prestige, sets the price floor: a studio on the waterfront can cost less than a family home in an emerging community.

AED 2M-3.5M: Marina, Downtown and Business Bay by unit size

Past the studio floor, this is where budget buys full apartments in Dubai's three most-traded central communities.

Business Bay currently offers the best combination here: a 5.9% yield beating both neighbors, the fastest year-on-year growth in Propick's tracking sample at +6.9%, and the highest 2026 transaction count by a wide margin. Downtown is the most expensive and its resale median is down 3.3% year on year, a cooling that coincides with buyers finding cheaper, comparably central alternatives one district over. Marina sits in between, a mature market growing a steady 3.0% with the lowest off-plan share of the three at 22%.

AED 3.8M+: villas enter the picture

At roughly AED 3.8 million, the citywide median resale villa price, budget shifts from apartment to house. This is a citywide aggregate rather than a single master-project cut, because villa stock at this level spans multiple family communities with different unit mixes that DLD's data does not support splitting as cleanly as the apartment rows above without thinning the sample past a reliable median. In practice it buys a standalone 3 to 4-bedroom villa or townhouse in an established suburban community, the tier DAMAC Hills, at AED 1.9 million, sits just below.

AED 6.65M+: Arabian Ranches and the trophy-villa tier

Arabian Ranches, Emaar's original golf-course villa community, carries a median villa price of AED 6.65 million at 15,145 AED/sqm, one of the highest per-sqm prices outside the waterfront apartment tier, just behind DAMAC Hills' 15,405 AED/sqm, but the lowest gross yield anywhere in our dataset, 4.4%. It is the clearest illustration in this ladder of a rule that holds across nearly every market: villas are underwritten as lifestyle and capital assets, not cash-flow plays.

Budget matters here for another reason. Arabian Ranches' median sits above the Central Bank of the UAE's AED 5 million mortgage threshold. Under CBUAE Circular 31/2013, an expatriate buyer's maximum loan-to-value ratio drops from 75% to 65% once price crosses that line, pushing minimum down payment from 25% to 35%. On a AED 6.65 million villa that is roughly AED 2.33 million in cash instead of AED 1.66 million, before a single closing fee. And on the Dubai secondary market, the DLD's 4% transfer fee is, in practice, paid in full by the buyer, worth roughly AED 266,000 alone at this price point.

The liquidity trade-off across every budget

Price and yield are not the only variables that change up this ladder. So does how easily you can exit. JVC's 5,583 transactions in 2026 make it the most liquid community here by a wide margin; Palm Jumeirah, with only 593 in the same period, behaves like trophy stock that rarely changes hands, regardless of headline demand. Citywide, Propick's separate analysis of DLD's deal-structure data found roughly 81% of Dubai residential transactions are outright cash sales versus about 14% mortgage-registered, a split not broken out by price band but a reasonable basis for assuming cash buyers dominate competition at the top of this ladder, where the CBUAE ceiling above AED 5 million narrows the financed-buyer pool further still.

Figures are median resale (ready, non-off-plan) transaction prices and rents, grouped by DLD's master_project field, from the DLD dld_transactions and dld_rent_contracts open datasets; 2026 volume is a full count of registered residential sales year to date, not a sample. Where a community's data supports a reliable split by unit type (JVC, Marina, Downtown), studio/1BR/2BR medians are shown separately; other communities, including Business Bay, are shown as one whole-of-market median, since unit mix matters more than floor size where villas and townhouses dominate. The citywide villa figure and Arabian Ranches come from a separate villa-specific cut of the same registry.
